Pre-Reviewed ADU Program
The City of Yucaipa’s Community Development Department has developed a Pre-Reviewed ADU Program to help residents, contractors, architects, and developers interested in building an Accessory Dwelling Unit (ADU) or a Junior Accessory Dwelling Unit (JADU) within the City.
These pre-reviewed plans are standardized building designs that have been vetted by the City in an effort to expedite the building permit application and formal approval process for anyone looking for additional support in constructing an ADU.
NOTE: If you are an architect or designer interested in participating in this Pre-Reviewed ADU Program, please contact the Planning Division at (909) 797-2489 ext. 252 or tbirk@yucaipa.gov for more information on how to provide your building plans for cursory city review.

FAQs
Pre-Reviewed ADU plans offer several key benefits for a homeowner including:
- Streaming the permitting process for both an applicant and city staff,
- Reducing associated costs, and
- Providing greater assurance of design compliance with consideration for local zoning, building, and safety codes.
Once you have selected a design, contact the architect or designer who produced the plans. They can provide information on the cost to use these plans for your subject site, and support you through the formal application submittal process for your property.
All permit applications are available through our Yucaipa Permit Exchange online application portal.
Pre-Reviewed plans are typically offered by cities and counties to streamline the construction of ADUs, making them more accessible to homeowners.
However, there are certain site specific items like Title 24 Compliance Documents, a Fire Flow Test, Utility Provider (Water & Sewer) Authorizations, etc. that will need to be prepared on a project specific basis.
Your selected architect or designer should be able to provide support on obtaining these items. Otherwise, for additional questions on these supplemental requirements, please contact the City of Yucaipa Building & Safety team by phone at (909) 797-2489 ext. 292 or via email at buildingandsafety@yucaipa.gov.
